Preparing for the appraisal

1. Share your property details

Contact our office with the property address, property type, purpose of the appraisal and any deadline. Ask about the fee, scheduling, expected report timing and the scope of work. The inspection method and report format depend on the assignment and lender or client requirements. Let us know about additions, unusual features or access arrangements before the visit.

2. Prepare for the property visit

  • Arrange access to all rooms and areas of the property.
  • Coordinate with occupants so the appraiser can view the home at the scheduled time.
  • Expect interior and exterior photographs and measurements.
  • Tell the appraiser in advance about any areas that cannot be accessed.

3. Gather helpful documents

Have these items available if they apply to your property:

  • Recent tax bill, property survey and title information.
  • Details about easements, encroachments or private roads.
  • Permits, plans and specifications for the home, additions or recent work.
  • Current or previous sales and listing agreements, plus the property’s sales history.
  • Previous appraisals and home inspection reports.
  • A list of personal property included in a sale and any other information the appraiser should consider.

4. Confirm report delivery and follow-up

The property visit is one part of the appraisal process. The appraiser also completes the research, analysis and report. Confirm the expected completion date and how the report will be delivered with the party who ordered the appraisal. Keep any requested documents available and contact our office with questions.
